Brookhill

Brookhill is a development under construction on 277 acres on the north side of Polo Grounds Road being constructed by Riverbend Development.[1] The community would feature between 600 and 800 homes on about 300 acres. At an initial briefing in April, Riverbend officials agreed to take out a proposed connection to Forest Lakes South. [citation needed]

The Albemarle Board of Supervisors approved a rezoning on November 9, 2016. [2] There was a later amendment in June 2019 related to the proffers. [citation needed]

Status

Riverbend sought and received a rezoning of 277 acres from R-1 to neighborhood model district. This would allow for three to 34 units per acre and a maximum of 1,550 residential units. In July 2016, officials with Riverbend they were seeking to build space for several restaurants in the commercial area. Other aspects of the plan include more than 100 acres of open space, stream corridors with trails, preservation of the historic Brookhill House and a tunnel under Polo Grounds Road for the spotted salamander, which migrates across the road twice a year. [3]

Proffers

The developer offered two sites for new Albemarle County schools. One is a seven-acre elementary school site on the property and the other is a 61-acre site for a high school across U.S. 29. [4]

An ice rink is expected to be constructed in the development, but its completion has been delayed due to slower-than-expected fundraising by the Friends of the Charlottesville Ice Park group. [5]
