Rivanna Plaza, 2000 Seminole Trail, Charlottesville, Virginia (retail center on US 29 North)

The Rivanna Plaza is a proposed retail development located on the Northern end of Charlottesville, Virginia that will feature 32,100 square feet of commercial space on US29 in front of the Kegler's Bowling Alley[1], between the Lowe's home improvement center and Schewel's furniture store.


On May 5, 2009, the developer announced signed leases with Dunkin' Donuts (drive-thru) and an early education provider called The Learning Experience Childhood Development Center. The Learning Experience will provide up to 200 early education spots for pre-schoolers and their families, a much needed service in the greater metropolitan Charlottesville area, especially given the expected NGIC (see below) influx of families in the end of town. http://www.TheLearningExperience.com for more information and to indicate enrollment interest when the center is open.

The developer reports on-going negotiations with tenants but is particularly interested in tenants that serve families that will utilize the AMF/Kegler's bowling entertainment center in the evenings and on weekends; as well conveniences the more than 150 to 200 families attending the early childhood development at The Learning Experience would be likely to desire twice a day as they drop off and pick up their toddlers; and the more than 50,000 cars per day currently traveling North and South along US 29 at the Northern end of town.


As of July 1, 2009, the center has not yet broken ground but expects to be in construction of phase I within 3 months.

NGIC’s facility is being designed to accommodate 1,000 people, with parking for 625 vehicles.

Hundreds, possibly thousands, of additional consulting jobs and service industry jobs are expected to be generated as a result of the expansion, which is a part of the federal government’s effort to relocate and maximize resources. DIA has just finished selecting what positions they want to come to Albemarle, and those employees will have to decide whether or not they want to make the move, seek early retirement or apply to another agency, said Susan Stimart, Albemarle’s business development coordinator.

Stimart said an orientation meeting with school representatives has been scheduled for mid-July for those who may relocate here. Employees will also have to consider that the job in Albemarle comes with a 3 percent pay cut because of the cost of living difference between Albemarle and the Washington, D.C., area, Stimart said.

Michael Harvey, executive director of the Thomas Jefferson Partnership for Economic Development, said the high-paying jobs with wages of around $80,000 would create a significant impact in the local economy, from restaurants to new cars.

Some, though, would rather not see more cars on roads and children added to the schools.

Wood said people should focus on the positives of the project: it’s bringing well-paid jobs to Albemarle.

“We’re real fortunate to be where we are,” Wood said.
