The '''Rivanna Plaza''' is a proposed retail development located on the Northern end of Charlottesville, Virginia that will feature 32,100 square feet of commercial space on US29 in front of the '''Kegler's Bowling Alley'''<ref>[http://www.ecorp-real-estate.com/home.html ECorp Real Estate] retrieved 26 May 2009</ref>, between the '''Lowe's''' home improvement center and '''Schewel's''' furniture store.

The developer reports on-going negotiations with tenants but is particularly interested in tenants that serve families that will utilize the '''AMF/Kegler's''' bowling entertainment center in the evenings and on weekends; as well conveniences the more than 150 to 200 families attending the early childhood development at '''The Learning Experience''' would be likely to desire twice a day as they drop off and pick up their toddlers; and the more than 50,000 cars per day currently traveling North and South along US 29 at the Northern end of town.

On May 5, 2009, the developer announced signed leases with Dunkin' Donuts (drive-thru) and an early education provider called '''the Learning Experience Childhood Development Center'''. The Learning Experience will provide up to 200 early education spots for pre-schoolers and their families, a much needed service in the greater metropolitan Charlottesville area, especially given the expected NGIC (see below) influx of families in the end of town. http://www.TheLearningExperience.com for more information and to indicate enrollment interest when the center is open.

The design features 32,100 square feet of commercial space[2]. The project had been stalled due to construction financing issues. The developer (Rivanna Plaza LLC) filed for bankruptcy in November 2010 in order to buy more time to secure construction financing and a final tenant.[3] The bankruptcy was dismissed in July, 2011.

Development history

Proposed tenants

On May 5, 2009, Ecorp announced signed leases with Dunkin' Donuts, to include a drive-thru window, and The Learning Experience Childhood Development Center, an early education provider, for up to 200 pre-schoolers[5]. The Learning Experience was subsequently replaced with the Kiddie Academy childcare center.

Ecorp reports on-going negotiations with tenants, with particular interest in businesses serving families using the AMF/Kegler's bowling entertainment center and enrolled in the Kiddie Academy childcare center, and is promoting the proximity to the growing National Ground Intelligence Center.[5] The second phase of the project won't begin construction until a tenants are secured for the third building.
