Rivanna Futures
Rivanna Futures is an economic development initiative in Albemarle County to develop an intelligence and defense research campus around the Rivanna Station military base in the northern portion of the Places29 planning area. [1]
The firm AstraZeneca will be the first occupant, taking an 82 acre portion in the north of the area with a campus with two factories. [2]

Background
Albemarle Supervisors voted on May 25 2023 to authorize the purchase a 462 acre property owned by the United Land Corporation for $58 million. [3]
The firm Line and Grade was hired to first conduct due dillegence and then later to work with Albemarle on land use permits.
Albemarle County is serving as the developer of the land with County Executive Jeffrey Richardson signing a rezoning application in March 2024. [4]
Milestones
- In the spring of 2025, GO Virginia Region 9 awarded $613,570 to cover the cost of site design for the first 50 acres of the initiative in the spring of 2025 [5]
