Hollymead Town Center

Hollymead Town Center is a mixed-use development located about seven miles north of Charlottesville along Route 29 North. The community is still under construction by multiple developers. There are two shopping centers as well as a few residential neighborhoods.
During the planning stages, Hollymead Town Center was split into four major blocks.
Area A1 and Area A2 is the southern most section of the center.
At one point, this section of the development was expected to have a 12-screen movie theater, but the plans were scrapped. Wood claims this is because the potential tenant, Great Escapes, did not like the traffic patterns within the development. 
Area B, the eastern section of the center, was rezoned by the Board of Supervisors in July 2003.  This is the section with the Harris Teeter, the Target, and other retail stores and restaurants. This section was sold to Dierman Realty and Regency Realty Group soon after.
Area C, the northenmost section, was rezoned by the Board of Supervisors on August 13, 2003.  Developer Wendell Wood is building a Bojangles fast food restaurant on a vacant piece of property fronting U.S. 29.
Area C also allows for a minimum of 120 residential units.
Area D is the western section and included the townhouse community of Abington Place.
Potential residential build-out
Hollymead Town Center Area A-2 has a total capacity of 1,227 units. Hollymead Town Center Area C has a total capacity of 120 dwelling units and 34 have been built. 
In early 2012, Wood told a reporter that Hollymead will not see its full residential build out before 2020. 
Some have expressed concern the development is not truly walkable. 
- August 6, 2003: Board of Supervisors approves rezoning of Area C. 
- January 11, 2011: Albemarle Planning Commission recommends amendment of proffers to change required timing of construction of Meeting Street. Also recommends halving of amount developer must contribute towards transit. 
- January 12, 2011: Board of Supervisors approves proffer amendment allowing delay of construction of Meeting Street, but does not follow commission's recommendation on transit funding.  Meeting notes
- March 10, 2011: 90,000 square foot Kohl's department store opens.  Wood tells the Daily Progress that he has other tenants lined up and the center will soon be at 90% capacity.
- July 29, 2014: Developer Katurah Roell appeared before the Planning Commission to request elimination of a requirement of 32,000 square feet of commercial space be developed in a portion of the center. 
The Hollymead Town Centers contains over 30 shops and restaurants.
New Market Properties owns and operates grocery-anchored shopping centers in eight Sunbelt and Mid-Atlantic states. Based in Atlanta, Georgia, New Market Properties are a wholly-owned indirect subsidiary of Preferred Apartment Communities, Inc. (NYSE: APTS).
