Belvedere is a neighborhood located in Albemarle County's Neighborhood 2 Designated growth area. It is located off of Rio Road East between Covenant Church, Fairview Swim and Tennis Club, and the Dunlora neighborhood.
As of November 7, 2011, 80 of the 775 units had been occupied.
Components of project
- 775 total residences, including:
- 294 luxury apartments (The Reserve at Belvedere)
- 103 affordable "carriage homes," built over garages
- Townhomes and standalone units
- Belvedere Station, a 25,000 square foot commercial area
- "Civic core," including:
- Village green
- Meeting spaces
- Montessori school
- SOCA offices
- 6.5 acre location for the Senior Center
- Organic farm
- SOCA soccer facilities: indoor field, outdoor all-weather artificial turf field, 4 natural grass fields
Ground was broken in May 2007. The development is promoted as a "sustainable community," and is being developed to LEED neighborhood standards. All homes built within the neighborhood are Earthcraft certified.
In October 2007, Stonehaus donated a portion of land in the neighborhood to SOCA for development of its corporate headquarters and new soccer facilities, including four grass fields, an all-weather turf field and a fieldhouse with an indoor arena.
In November 2008, Wachovia Bank notified the county that it would not renew six letters of credit for Belvedere Station Land Trust, record owner of the project. As a result, the county has received money under a performance bond, which may be used to complete infrastructure upgrades required by the project.
In October 2012, The Senior Center celebrated the purchase of more than six acres in the Belvedere neighborhood for $2.4 million. Its new facility there will be called "The Center at Belvedere" and will join the nonprofit organization's existing location at 1180 Pepsi Place. Construction of the new 60,000-square-foot facility is projected to begin in 2015 and be complete in late 2016.
"Phase one" of the project, which included 116 residential units, was completed and all the houses sold by July 2013. The 51 new residential units to be built by Stonehaus as part of "Phase Two" are expected to be complete by the spring of 2014.
