501 Cherry Avenue is both the project name and the address for a development on Cherry Avenue in Charlottesville being developed by Woodard Properties at that address. City Council approved a rezoning for the project in September 2023.

Woodard Properties purchased the property for $3.5 million in August 2022. [1]

Grocery store
A proffer statement is part of the rezoning. The third item states that the "Owner agrees to reserve a minimum of 5,000 square feet of commercial space at the Property for lease to a small grocery store or neighborhood grocery store that sells fresh produce. The space will be reserved exclusively for a grocery store use until the issuance of any certificate of occupancy for the Project." [3]
The Fifeville Neighborhood Association took the lead on finding a group to run the grocery store. They sought feedback in a survey in the fall of 2024. [4]
A group called the Charlottesville Food Co-Op was formed in early 2025 to take on the task of getting the space ready. [citation needed]
May 2024 update
The Fifeville Neighborhood Association got an update on the development at their meeting on May 9, 2024. Several changes to the design of buildings were communicated such as a shift to ground floor parking for both. Building A has been moved further back from Cherry Avenue. The grocery store space will be in Building A rather than Building B. The Music Resource Center is still expected to be part of the development, but Twice Is Nice is no longer involved. There will be 71 apartments and all will be income-restricted. [2]

- March 4, 2025 – Council approves a performance agreement to forgo 50 percent of incremental real estate taxes for 30 years.[8]
- March 7, 2025 – Charlottesville's Department of Neighborhood Development Services approves a site plan [9]
