Boundaries for the Village of Rivanna Master Plan

The Village of Rivanna is one of Albemarle County's designated growth areas.

Developments

The village consists of the Glenmore subdivision, the future Rivanna Village, a portion of the Running Deer subdivision, as well as open space, and contains 266 developable acres. The 80-unit Breezy Hill of single-family residential units was approved by the Board of Supervisors in October 2021. [1]

Master plan

The Village of Rivanna Master Plan was the most latest growth area to have an adopted master plan and the Village of Rivanna Community Advisory Committee was created to oversee implementation but did not meet until 2013. [2]

The plan area covers 2.7 square miles of land. The southwestern boundary is the Rivanna River. Route 250 is the northern boundary. The western boundary is an unnamed stream east of Camp Branch. The eastern boundary is a ridgeline. [3]

"Glenmore (Leake and Livengood sections) continues to build out and Rivanna Village has begun construction on its initial phases, which will add an increased mix of housing types.

Outside of approved developments, all vacant and infill-capable parcels within the Development Area are currently zoned Rural Areas, limiting by-right development potential. These parcels are designated for Neighborhood Density Residential and Neighborhood Density Residential - Low land uses in the Village of Rivanna Master Plan, which includes recommendations for future development and infrastructure needs."
